BROKEN WINDOW HANDLES?

The office has replacements (left and right opening) for $15.00 each.

NOTICE BOARD

There is a resident notice board in the mail room on the west wall. It is for personal, not business. Notices should be dated and can remain up for 14 days maximum.

BIKE RENTALS

See the mail room resident notice board for instructions. We have 4 secure rooms with floor and wall mount racks. Bikes are not permitted in the building common areas (lobby, elevators).

FIREPLACES

Turn the pilot off in summer to help keep your unit cooler. Problems with the fireplace/ Assistance is available from fireplaces Unlimited (original supplier) or any other qualified fireplace outlet.

DRYER VENTS

Should be cleaned regularly. See the resident manager for a list of companies the provide vent cleaning service.

TV 

You may obtain service from either Shaw or BellExpressVu. Individual satellite dishes are not permitted.

YELLOW TRANSMITTER PROBLEMS

See the Manager for a tune up and or new batteries ($7.50 a pair). If you have the older style case, consider buying a new model for $7.50. The new style provide a more positive action with little effort.

WORK SHOP

We have a work shop with some basic tools. You can join up to use the room for $30.00 per year or $10.00 per quarter. 

CONDENSATION ON THE WINDOWS

Does your suite have a moisture condensation problem?

DID YOU KNOW THAT?..

  1. Normal breathing and perspiration by a family of four adds a half pint of water to the air each hour. 

  2. Cooking can add up to 4 or 5 pints of water per day. 

  3. A shower can add another half pint. 

  4. Dishwashers, washing machines, and dryers can add several pints of water to the air. 

So, do you have a moisture condensation problem?

WHAT TO LOOK FOR

A condensation problem within a suite may be found by observing the inside surface of the exterior windows. If the glass panes and surrounding metal frames are covered with water droplets, there is a high moisture content in the suite. In some cases, moisture may also be evident on the wall and ceiling surfaces around the window. The extent of the problem will vary with the outside temperature, the outside humidity level plus the inside temperature and humidity level. The greatest amount of condensation is likely to be at the tops of windows.

Any cool surface will cause excess humidity to condense on it. If there is condensation on windows, you may be assured there is also condensation on walls. Condensation on walls is more serious because the moisture can penetrate the walls and cause internal problems. In addition, all moisture, if left for any extended period of time, can produce mold. Mold spores can be injurious to your health.

CAUSES

The suites in Citygate are designed to be very air-tight and energy-efficient. However, the more air-tight our suites are, the greater the chance that humid air may be trapped in the suites. The cause of condensation is the trapping in the suite of air saturated with too much moisture. When this happens, the excess moisture condenses on the most convenient cool surface.

The warmer the air in the suite, the more moisture it can hold, and the greater the chance of condensation on cool surfaces, such as windows, walls and window frames. Humidity in a suite increases with the number of occupants.

PREVENTION

  1. Each suite is equipped with a de-humidifier control connected to the exhaust fan in a bathroom. This control should be turned on and set to help exhaust moist inside air during cold weather. 

  2. When using the shower/tub, ensure the bathroom door is closed and the exhaust fan is turned on. The fan should be run for several minutes after the shower is turned off or after the tub is drained. Then the door should be opened. 

  3. Run exhaust fans while cooking.

  4. All interior doors in the unit should be left open to improve the flow of air within the unit and minimize concentration of hot humid air.

  5. Open a window a little each day to allow exchange of colder drier air with warmer more humid air. Leaving a window open is very important if you are venting the clothes drier into the suite.
